How we work
The lettings industry drifted somewhere odd. Portfolios got huge, offices got quiet, and the person managing your property became a ticket number in someone’s inbox. We think a property deserves better than that, and so does the person living in it.
So we keep the practice small on purpose. Every home on our books has been visited, photographed and described by one of us in person. Every tenant has sat across a table from us. Every landlord knows who picks up the phone, because it’s always one of the same few people.
The other thing we care about is plain dealing. Fees quoted in writing before you commit. Statements on the same day every month. If we think a property will struggle to let at the price you have in mind, we’ll tell you at the valuation, not three quiet weeks into marketing.

Four rules we don’t bend.
Rule one
See it before you say it
No home is described, valued or listed by someone who hasn’t stood in it. Templates don’t visit properties, we do.
Rule two
Bad news travels fast
If rent is late, a boiler has failed or a tenancy is wobbling, you hear it from us the day we know, with a plan attached.
Rule three
Tenants are clients too
A well-treated tenant stays longer, pays reliably and looks after the house. Respect for tenants isn’t a cost, it’s the strategy.
Rule four
The statement is sacred
Same day, every month, one page you can actually read. If you’ve ever chased an agent for your own money, you know why this matters.
Start with a free valuation.
We’ll visit your property, give you an honest read of the market, and explain exactly how we’d manage it, with no pressure to instruct.
